You can easily access them here for free on my blog site….You do not need a username and password to download and print out these documents…

I am going ahead and re-posting a few documents that are being requested of me. I hope that more Owners will read them and gain confidence and control over their corrupted neighborhood situations. We deserve to have a quiet, comfortable, and safe community. We deserve to have the rules followed by all Owners and property management. That is why we purchased a home here in Meadow Park. Our Governing Documents protect us. They are more restrictive than the City of Novato’s municipal code. We are fortunate to have a very good set of Governing Documents in place right now…
CC&Rs
The first document below is our covenants, conditions, and restrictions (CC&Rs). CC&Rs are the governing documents that dictate how the homeowners association operates and what rules the owners must obey. Read through them carefully and see what is supposed to be happening in our community. You will be surprised to find out that many things are not being done according to our rules. I am referring to illegal rental situations, parking violations, and landscape maintenance obligations for a few…That needs to change…
General Disclosure Addendum
A second document entitled “General Disclosure Addendum” was removed in its entirety from the Meadow Park HOA’s web site last summer. I have an excerpt from that document here which specifically says we are responsible to know about and follow certain fire safety measures regarding our landscaping.

Vegetative Management and Fuel Modification Plan
The following is a 25 page document referring to how our landscaping is supposed to be maintained and managed in a fire safe way here in Meadow Park. You will not be able to find this document on the Internet anywhere but here. I was given this document by Clark Blasdell, CEO of North Bay Family Homes. Our HOA does not have this published on their website. They have continually refused to send it to me too. So I am posting it here for all the Owners to print out. We are required to have a copy of this document and abide by its guidelines. This will keep our community fire safe.
Meadow Park HOA Bylaws
The following document describes how our HOA operates and contains the information needed to run our HOA as a business. It contains information about meetings, election of officers, etc. It is interesting to note that after one year of inception, the HOA’s in California are not required to have a property management company contracted with them. Therefore, we Owners can provide our own management services without hiring any outside help….And thus have better control over our rules and regulations…
Meadow Park Articles of Incorporation
The Articles of Incorporation or “Articles” are usually short and contain only our HOA’s name, the name of our association’s initial agent who receives legal notices, and a statement that the association is a nonprofit mutual benefit corporation.
